Example Projects
Ngā Manu Orchards — Under Development
Paengaroa, Bay of Plenty
The project involved converting a 94 hectare dairy grazing unit to seven productive kiwifruit orchards, totalling 47 canopy hectares. The property was developed and planted throughout 2025. The first harvest will occur in March 2027. OCP led the project, with Origin Capital Fund 2 retaining ownership of two orchards.
In management's view, the property is well suited to kiwifruit development and, once the orchards reach maturity, is expected to perform in line with top-quartile kiwifruit orchards in New Zealand. Actual production will depend on growing conditions and operating performance.
Approximately 31 hectares of the property will be permanently retired and converted to Wetland Protection Lots. In addition to the environmental benefits of the restoration work, the project is expected to create additional transferrable titles associated with the protected wetland area.

Eade Orchard — Completed
Gisborne
The land was previously used predominantly for grazing prior to development during 2021/22. Developing the land to a highly productive kiwifruit block has increased jobs, export earnings, and food production from the land exponentially. The orchard produced its third crop in 2025. It produced 19,100 trays per hectare, with total OGR of $248,000 per hectare.

Ngā Manu Wetland Recovery
As part of the Nga Manu Orchards development, an ecological restoration project is being undertaken that will see approximately 31 hectares of land permanently protected as indigenous wetland.
The project will involve the establishment of more than 130,000 native species across the site over a three-year period, creating a permanently protected freshwater wetland. A covenant will be placed on the property title, ensuring the area remains protected in perpetuity and continues to deliver long-term ecological value. The wetland will provide biodiversity and water quality benefits, improve local habitat resilience, and contribute positively to the region's natural environment.
The project is estimated to generate approximately 31 transferable titles, able to be sold or utilised elsewhere.

The first harvest will occur in March 2027. OCP led the project, with Origin Capital Fund II retaining ownership of two orchards.
The property is highly desirable for kiwifruit, and once at full production, the orchards should consistently sit within the top-quartile of kiwifruit production lots in New Zealand.
Approximately 31 hectares of the property will be permanently retired and converted to Wetland Protection Lots. The project will generate significant positive environmental benefit, as well as attractive returns for investors through access to additional titles able to be sold.
